Steps

Once connected (see setup above), use the Real Estate Data tool:

  1. Provide the property address, asking price, and the portfolio document or tracker.
  2. Run `rental_analysis` and `property_valuation` via real-estate.
  3. Ask Copilot to add the property as a new line in the portfolio tracker with yield, valuation, and key metrics.
  4. Output the updated tracker for review.

Example Prompt

Try this with Copilot using the Real Estate Data tool
Use real-estate to pull the rental analysis and valuation for 15 Oak Avenue, Leeds at £180,000 and add it as a new entry in our buy-to-let portfolio tracker. Include gross yield, estimated net yield, asking price vs valuation delta, and a pass/fail against our 6% net yield minimum.

Tips

  • Set a minimum yield threshold in the tracker so every property is evaluated against the same standard.
  • A portfolio tracker with live data per property makes quarterly reviews and refinancing decisions much faster.
  • Flag properties that fall below the yield threshold immediately rather than leaving them in the pipeline.
