Steps
Once connected (see setup above), use the Real Estate Data tool:
- Provide the property address, asking price, and the portfolio document or tracker.
- Run `rental_analysis` and `property_valuation` via real-estate.
- Ask Copilot to add the property as a new line in the portfolio tracker with yield, valuation, and key metrics.
- Output the updated tracker for review.

Tips
- Set a minimum yield threshold in the tracker so every property is evaluated against the same standard.
- A portfolio tracker with live data per property makes quarterly reviews and refinancing decisions much faster.
- Flag properties that fall below the yield threshold immediately rather than leaving them in the pipeline.
